Located within Wacol’s Industrial Precinct the state of the art Primo Smallgoods facility occupies an 87,000 m2 site and was completed over two stages.

The first $52 million stage comprising a 9,000 m2 chiller building and an 8,000 m2 freezer building. The second $85 million stage consisted of a 27,500 m2 smallgoods production facility, 3,000 m2 two level administration building and an elevated structural steel link bridge between the production and administration buildings. The production building includes 1,161 m2 of mezzanine walkways and 4,130 m2 of mezzanine gantries.

The building structure comprises concrete slabs including ‘super-flat’ slabs, insulated panel external and internal walls and a structural steel roof structure. The project includes syphonic drainage to all roof areas, an ammonia refrigeration system for the chiller and freezer buildings and a significant amount of other specialised services such as pressurised steam, smoke houses and the like.

The project also included large areas of external landscaping, roads, car parks and hardstand. The project also includes a number of bio-retention basins.

In addition to the works onsite the project involved substantial headworks to the surrounding area including road widening works, major intersection and signalling works and approximately 1.5 km of new water supply infrastructure.

WTP provided full Quantity Surveying and Cost Planning Services on the project from the project commencement including, but are not limited to, negotiation of the Design and Construct Guaranteed Maximum Price (GMP) contract sum including review of design fees, margin, preliminaries and trade costs. During the project construction phase WTP provided ongoing services including preparation of monthly Payment Recommendation and Project Reports in response to the Contractor’s payment claims, review of variations, provisional sums and EOT claims.
